Which LEGO themes actually hold their value
Ask any collector which LEGO theme is the safe investment and you will hear the same answer: Modular Buildings. It is the received wisdom of the hobby. When we measured every theme we track against its retail price, Modular Buildings came second.
These are the current medians across every theme with enough priced sets to be worth ranking. Themes with only a handful of sets are left out — a median over three sets tells you about three sets, not a theme.

BrickLink Designer Program leads, and that is the surprise
BrickLink Designer Program holds a median of $368 across 62 priced sets — ahead of Modular Buildings at $363.
Supply seems to be doing the work here rather than popularity. Sets made once and never reissued can’t be restocked when people come looking, while a theme that quietly reruns its best sellers puts a ceiling on its own resale prices.
Scarcity beats popularity. The question is not whether people love a theme — it is whether LEGO will make more of it.
Why Star Wars is not at the top
Star Wars is the most valuable licence in LEGO's history, and it does not lead this table. That is not a contradiction — it is what happens when you average a theme containing both $900 UCS models and hundreds of $15 polybags. The median describes the middle of a theme, and Star Wars has an enormous, cheap middle.
This is the trap in every theme-level ranking, including this one. A theme is a marketing label, not an investment category. Use it to decide where to look, then judge the individual set.
The per-piece column is the useful one
LEGO sells at roughly $0.08–0.15 a piece at retail. A theme trading well above that is holding value beyond its size — usually licensed sets, small exclusives, or anything with sought-after minifigures. Two themes can share a median and mean opposite things: a large box of ordinary bricks is a different proposition from a small set people fight over.
One caveat worth keeping
A theme median is a blunt instrument. It tells you where to look, not what to buy — and within any theme the spread between the best and worst set dwarfs the difference between themes. Use this to narrow the field, then judge the individual set.
